OVERVIEW
Coffee Creek Center (CCC) is as traditionally designed, mixed-use community featuring a wide variety of homes for a wide range of income levels.  It’s a planned blend of turn-of-the-century architecture, mixed-use, pedestrian-oriented neighborhoods offering homes, workplaces, and retail centers settled among hundreds of acres of green space and environmental restoration.


LOCATION/SIZE
CCC, which broke ground in 1999, is located in Chesterton, Indiana (Northwest Indiana), 50 miles from downtown Chicago. It consists of 640-acres and is slated for up to 2,000 residential units and over three million square feet of commercial, office and retail space.



NATIONAL MODEL
Recognized as a national model of sustainable development, CCC differs from other planned communities by following a strategy for growth that preserves natural resources without sacrificing the necessities of a modern economy.


ENVIRON-MENTALLY SENSITIVE
Coffee Creek Center’s master plan is to create an environmentally sensitive community defined by urban-like densities and walkable destinations.  While most sprawling bedroom communities displace vast ecosystems with low-density development and car-dependent services, CCC is designed as a compact, pedestrian-oriented community with extensive bicycle paths, advanced energy systems, restored native ecosystems and habitats, and innovative storm water management systems.


MOST INNOVATIVE
Coffee Creek Center was showcased in 2002 as one of the world's 26 most innovative master-planned communities in the Urban Land Institute’s book entitled Great Planned Communities.


DESIGN AND COMMUNITY
Coffee Creek Center combines beautiful physical design, featuring slim streets, public space, green space locations and attractive landscaping with desirable social, personal and economic amenities. The community will provide a wide-range of job opportunities within the neighborhood, as well as an equal variety of housing options ranging from apartments and town homes to granny flats, single-family homes and larger estate homes.ARCHITECT-URALLY SIGNIFICANT
The project has been designed with the nation's foremost experts in sustainable design, including William McDonough & Partners, Desert Springs Companies, Conservation Design Forum and J.F. New & Associates. Building type variety is encouraged and permitted in Coffee Creek Center, from residential uses to live-work units, mixed-use office buildings, corporate facilities and more.


QUALITY OF LIFE
Due to the growing concern over urban sprawl, Coffee Creek Center begins with the idea that the neighborhood is the location where the diverse daily needs of individuals can be met. The economic development goals of Coffee Creek Center bring the means of economic livelihood back into the neighborhood. The utilization of traditional town planning principles ensures that the commercial and retail needs of daily life are brought within walking distance of homes.  The creation of the Coffee Creek Conservancy District formed a central focal point of more than 160 acres, providing the natural landscape of prairie, forest, marshes and fens to the Chesterton community.
